Management and Assessments

  • Wellesley Assessments Dues are $875 for 2024.  They are due January 1st. They are considered late if received after February 28th (fees received March 1st are considered late). A 10% late fee will be assessed.

    Dues can be paid for on the homeowners portal using e-check at no additional fee, by credit card with a credit card processing fee added, or by mailing your check to Sixes Management at 2230 Towne Lake Parkway Building 500, Woodstock, GA 30189.

  • As a Wellesley homeowner in Towne Lake, you also automatically become a member of the Towne Lake Residential Owners’ Association (TLROA). The TLROA is the master association for Towne Lake. The TLROA assesses a fee each year that is due in January and payable through your sub-association. The dues are $8,896.16 divided between 169 homes equaling $52.64 per home. Sixes Management statement breaks it down for you on your invoice so if you need to make payments instead of a one-time payment you can see the amount we have to pay the TLROA by January 31st. This has always been a fee we have paid it just has not been divided out on your invoice before.

Property Modifications

  • Yes, all modifications should be approved by the Architectural Committee prior to modification. Repairs, such as repainting a house the same color or replacing rotten wood do not need approval as long as they do not change the exterior appearance of the property.

  • The modification request form is available online via the Sixes Management homeowners PORTAL.

  • The covenants and bylaws have been put in place to benefit the community to maintain the aesthetic value of the community, community relations, safety, and real estate value. There are provisions and guidelines established within the covenants for what work may be performed on individual properties that require a formal review.

    A key component of the guidelines is submitting the "Modification for Review" form to be presented to the board for a formal review. This form must be completed and submitted to the homeowner's association board before working on the property. According to the covenants set forth, the board has 60 days to review the modification; if no response is submitted within 60 days, the modification is considered approved. Our commitment as the Homeowners’ Association Board to approve modifications as promptly as possible to allow residents to complete the improvements to their property.

If you plan to modify your property, please fill out online at Sixes Managment homeowners PORTAL the "Modification for Review" form and submit. If the form is not complete, there may be a delay in the review process. If the form is not submitted before initiating the project, the project may be stopped and/or fines issued as outlined within the community covenants.

  • We meet as a board monthly with the property manager on the 3rd Monday at 6:30 PM at the clubhouse. We host an annual meeting in February.

Clubhouse

  • Yes, we have a clubhouse.

  • The clubhouse can be reserved online via the Sixes Management homeowners PORTAL. It can only be done on the direct homeowners portal website, not the phone app.

  • Resident Event - $200

    Resident-Sponsored- $300

    We no longer require a deposit. If any damages occur during your event, you will be assessed a fine on your homeowner account.

    For social functions sponsored by the Wellesley HOA and for meetings needed to conduct Wellesley business, there is no rental fee. Note: Rental requests pertaining to social functions sponsored by the Wellesley HOA must be submitted in writing to the Association at least one month before the rental date, and such events can only be held if approved by the Association. All written requests must be clearly detailed so that the Association can help properly advertise the event to the entire Wellesley community.

  • Please be advised that the Wellesley Clubhouse may be rented by Wellesley homeowners only. Any resident who sponsors an event must sign the rental agreement and be present at the event.

  • No Saturday or Holiday Pool Parties allowed.

    Wellesley HOA encourages fun and the use of our amenities to the fullest extent, and we've implemented a procedure for requesting pool parties simply to keep things safe and to keep the pool from being overcrowded.  If you will have more than the allowed guests, you must reserve the clubhouse and the pool via the Sixes Management homeowners’ PORTAL.

    To use the pool for a pool party, residents will need to do the following: 

    1) At least two weeks prior to the requested pool party date, fill out the online clubhouse/pool party reservation agreement on the PORTAL

    2) Once the HOA reviews your request and verifies the date is available you will be sent an approval and a link to the lifeguard company. The lifeguards are an extra $35 an hour with a 2-hour minimum.

    3) If you are not approved, please remember that the 2024 pool rules will apply if you choose to host your pool party anyway. 

     4) If you are approved, we will send you a link to the pool companies reservation site to confirm party and notify you of the number of lifeguards you will be required to hire (the number of lifeguards required fluctuates with the logistics of your party--date, time, number of guests/swimmers, if there's another function going on at the pool that day, etc.). All reservations for pool usage MUST be made at United Pools online after the clubhouse rental has been approved. Use this LINK  to reserve pool lifeguards for parties. Wellesley HOA will not reserve them for you. Follow the link and fill out the form.

  • The indoor area of the clubhouse offers 13 square tables, 65 chairs, and 4 six-foot-long tables.

    The Indoor kitchen area includes a pass-thru bar counter to the kitchen, sink, refrigerator/freezer, dishwasher, and stove/oven/microwave.

    The clubhouse has a gas fireplace, a sitting area with 2 couches, and access to a private balcony.

    We have a smart TV that you can use to stream videos. Audio is only available on the TV.

Pool

  • The Wellesley pool will open May 4th, 2024 and close September 29th, 2024. The hours of operation for general use are 6:00am to 11:00pm and unless otherwise posted, and hours may be modified depending upon weather conditions, the Cherokee County School Calendar.

  • Each homeowner will take ownership of two (2) keycards for pool access. These keycards are to remain in the possession of the homeowner and if given to a non-resident, both keycards will be confiscated, and all pool privileges will be revoked for the remainder of the pool season. Your keycard will be activated at the beginning of the season after you sign the POOL RULES each year. Please note that there is a $25.00 fee to replace lost or damaged keycards.   • Lifeguard(s) will be onsite from 1:00pm to 8:00pm, Monday through Sunday, beginning May 24, 2024, to August 4th, 2024, and only weekends while school is in session unless otherwise posted.

  • The pool slide is only allowed to be in operation when a lifeguard is on duty.

  • The swimming pool is for Wellesley Homeowners’ Association (HOA) members and their guests ONLY. All members and their guests are required to comply with the following pool rules and regulations and can be removed from the pool area for failure to do so.

    The pool attendant or any representative of the Wellesley HOA or Unites Pool Management is required to enforce these rules and has the authority to take any action deemed necessary to ensure the safety of all persons in the pool area and the security of HOA property. Any person failing to obey instructions will be required to leave the pool area.

    Any disagreements should be submitted to and reviewed by the Wellesley HOA Board.

    Violation of the pool rules can result in a temporary termination of rights to use some or all of the recreational facilities, as well as fines being placed on your homeowner’s account.

    Members and guests swim at their own risk. The Wellesley HOA assumes no liability for any personal injury, loss of property, or damage to property.

    ACCESS, ELIGIBILITY, AND HOURS

    1. The Wellesley pool will open May 4th, 2024 and close September 29th, 2024. The hours of operation for general use are 6:00am to 11:00pm and unless otherwise posted, and hours may be modified depending upon weather conditions, the Cherokee County School Calendar.

    2. Entrance to the pool area will be denied to members who are delinquent in the payment of their HOA dues or who have an outstanding infraction of the Wellesley Declaration of Protective Covenants. Infractions include violation of rules and other inappropriate behavior*, and consequences will be determined following notice and hearing, as provided in the Wellesley Declaration of Protective Covenants.

    3. Lifeguard(s) will be onsite from 1:00pm to 8:00pm, Monday through Sunday, beginning May 24th, 2024 to August 4th, 2024 and on weekends only while school is in session unless otherwise posted.

    4. Each homeowner will take ownership of two (2) keycards for pool access. These keycards are to remain in the possession of the homeowner and if given to a non-resident, both keycards will be confiscated, and all pool privileges will be revoked for the remainder of the pool season. Please note that there is a $25.00 fee to replace lost or damaged keycards.

    5. For safety reasons, any resident under the age of fourteen (14) must be accompanied by a resident age eighteen (18) or older.

    6. Each household may have up to five (5) guests in the pool area at one time, and all guests must be accompanied by a resident or caregiver age eighteen (18) or older. The resident must be present with his/her guests in the pool area at all times and is responsible for ensuring that his/her guests obey the rules. Additionally, family members that do not reside in the community are considered guests. Any household with more than five (5) guests in the pool area at any one time may be considered to be having a pool party and may be required hire an extra lifeguard through United Pools. Guests will not encroach upon the rights and privileges of homeowners. Therefore, the Wellesley HOA Board must approve in advance of any pool parties.

    7. Lap swim time is available daily from 6:00am to 9:00am and all swimmers must vacate the lap lane for lap swimmers during said hours.

    * Examples of inappropriate behavior include but are not limited to the following: excessive use of profanity, lewd and lascivious behavior, excessive PDA (public display of affection), and bullying.

    8. Proper swim wear only. No topless, thong bottoms, nude bathing, or street wear/everyday clothing will be allowed in the pool or on the slide. Street wear/everyday clothing is allowed in the pool area.

    SAFETY & HEALTH REGULATIONS

    1. Due to county and state regulations, children who are not toilet trained, and incontinent individuals, must wear swim diapers and plastic/rubber pants. Adults responsible for children having accidents must immediately notify the lifeguard, Property Manager or a HOA Board Member if a lifeguard is not present, and all attendees at the pool.

    2. No diving allowed except in the deep end.

    3. The slide will only be operational when the lifeguard is on duty. Use of the slide must be in accordance with the Cherokee County Slide Regulations as posted at the entrance to the slide.

    4. No playing with drain skimmers, pool equipment, or pool ropes.

    5. No bicycles, roller skates, skateboards, roller blades, heavy balls, Frisbee’s, or any motorized vehicles permitted within the gated pool area.

    6. No inflatable mattresses/large floats are allowed in the pool.

    7. No running or rough-housing in the pool area. Rough-housing is conduct that is deemed hazardous to self and others such as wrestling, dunking, chicken fights, and pushing or throwing others into the pool.

    8. No food or drink allowed within five feet (5’) of pool in accordance with Cherokee county regulations.

    9. No glass containers. All beverages brought into the pool area must be in unbreakable containers. Glass containers of any kind are prohibited in the pool area.

    10.No tobacco products or vaping products allowed in the pool area.

    11.Residents are responsible for ensuring that all food, beverage, and paper products are removed from the pool deck upon leaving the area.

    12. No spitting in the pool area.

    13. No water balloons or large pump action squirting toys allowed in the pool area.

    14.No pets allowed, except service animals.

    15. No solo swimming.

    16. Bathers with open wounds, skin conditions, or any communicable condition are not allowed.

    POOL RULE VIOLATIONS

    If an attendee violates pool rules during the time that a lifeguard is on duty, the lifeguard will have the discretion to require the attendee to sit out of the pool for a period of time or leave the pool for the day. For flagrant violations, the lifeguard may recommend to the Wellesley HOA Board a longer period of suspension of pool privileges or other penalty. Such a penalty will be determined by a vote of the Wellesley HOA Board members.

    If an attendee violates pool rules when a lifeguard is not on duty, the penalty shall be determined by a vote of the Wellesley HOA Board members. Such penalties may include, but are not limited to, suspension or termination of pool privileges.

    In any circumstance where a violation of pool rules results in damage to Wellesley HOA property, a monetary fine may be imposed. Written notice of any violation which results in suspension or termination of pool privileges or the imposition of a fine will be provided to the homeowner. Examples include $100 fine for jumping the fence or $100 fine for playing on slide while not in operation.

    ***Tennis teams will also need to make sure they have reserved the courts for practices as well as matches. This is important for two reasons. We've had residents sign up online and have shown up only to find a match is going on. We've also had people reserve the clubhouse only to show up and find a full parking lot due to a match going on.

  • The street lights are owned and maintained by Cobb EMC. Street light repairs should be reported directly to Cobb EMC at (678) 355-3432 or https://www.cobbemc.com/outdoor-lighting-outage.

  • The streets are maintained by Cherokee County and should be reported directly to them at (678) 493-4080.

    Gas – There is not one provider for natural gas in the state of Georgia. You can choose your own provider. The approved providers for the state can be found at http://www.psc.state.ga.us/gas/certified_marketers.asp.

    Trash Disposal – There are many trash disposal companies that serve this area. The preferred provider for Wellesley is Cycle Works Sanitation. We also have Trash Taxi and Waste Management. Trash is picked up on Mondays except with Trash Taxi (they pick up on Tuesday).
